Arrive and prep the home

Lights on, pillows organized, owner items away, trash picked up, blinds up.

Park close but never in front or in the driveway
Lock the front door behind you while you shoot
Clear stray owner items and realtor marketing materials, if any
Your gear and any clutter cleaned up throughout the home go into one closet, this way nothing is lost and you can put things back when finished with the shoot
Turn every light in the house on, check for under cabinet lighting in kitchens and range hood lights
Dead light? Check the switch, the plug, the bulb
Spin lamp shades so the seam faces the wall
Curtains even and parallel first, then pull open
Heavy blinds: push the top up while pulling the cord
Dining chairs pushed in, wind blown cushions stood up
Toilet seats down, empty toilet rolls out, full ones stay

Every door open before the scanner comes out.

Open every door as you prep, including ADUs or detached garages, this way you can scan everything in one go
Phone vertical, baseboards in frame, show the floor and its corners
Big home: turn airplane mode on and turn music off, otherwise the app can crash
Locked room? Walk its perimeter from outside

Settings
Once finished with the wide angles switch to your close up lens, and once again check for any dust and smudges on the lens and sensor
Rebalance and calibrate your gimbal
Bring the aperture as low as it can go
Shooting
Hit list: stove, kitchen sink, dining table, fireplace
Back up as far as you can to get better framing for close up photos
Close ups almost always look better at an angle instead of straight on
Put an object in the foreground to show depth
Shooting a window view? Step back so the window frame shows

Take off from the ground, never from your hand
Fly the direction you are looking, never backward or sideways
Keep your eyes out for all the cables in your area
Framing: use panoramic pictures to capture more of the home along with the sky
Get at least 4 photos of the home
Check the surroundings for parks, shopping centers, community pools, tennis courts or any other amenities within a half mile radius

Leave the home the way you found it, and safe.
